Across 12 schemes we’ve been involved with over the past 12 weeks, a consistent trend has emerged. Sites with existing or planned retail or food and beverage provision have materially outperformed those without, both in terms of volume of operator interest and the commercial strength of offers received.

The data clearly demonstrates that quality on-site amenities, whether existing or planned, significantly enhance scheme viability by attracting stronger operator interest, supporting higher rental levels and unlocking long-term asset value for landlords pursuing EV charging opportunities.

Three reasons why amenities matter:

  1. People are more likely to use chargers when there is a reason to stay on site.

  2. Operators are cautious about underused sites. Co-located uses help de-risk the investment.

  3. More proposals, stronger rents, and quicker decisions are typical where demand drivers are present.
